Round Hill Capital completes €200 million first close on European Multifamily Fund amid strong investor demand

UK / Europe 14 September 2020 – Round Hill Capital, a leading global real estate investment, development and asset management firm, announces that it has completed the €200 million first close of a new, closed-end, Core / Core Plus comingled investment fund, European Residential Income Fund II (ERIF II).

ERIF II received strong demand from new and existing Round Hill Capital investors, including institutional investors from North America, Asia and Europe.

The fund will be managed by Round Hill Capital and will invest in multifamily housing assets with mass market affordability in strong micro-locations that exhibit positive demographic and macroeconomic trends, persisting supply/demand imbalances and strong transport links. The geographic focus is selected Eurozone markets including Germany, the Netherlands, the Nordic markets as well as the wider Eurozone. Round Hill Capital will strategically deploy the equity committed to ERIF II into its extensive pipeline of attractive opportunities. Round Hill Capital has strong local teams within the target markets with sourcing/acquisition and management expertise and intimate market knowledge, which are complemented by its established in-house investment and asset management capabilities.

ERIF II will benefit from Round Hill Capital’s specialist expertise in residential real estate strategies where it has an 18-year track record of successfully investing in, developing and responsibly operating residential housing assets across Europe and demonstrable experience in active value creation.

Rental housing has proved to be resilient throughout market cycles, remaining shielded from cyclical trends and is already being shown to be a defensive real estate sector amid the uncertainties caused by the Covid-19 pandemic.

CBRE Capital Advisors acted as placement agent in the German Market.

Michael Bickford, founder and CEO of Round Hill Capital, commenting on ERIF II:
“This first €200 million close is confirmation of the quality of our investment offering. European Residential Investment Fund II provides investors with the opportunity to invest with an experienced accommodation sector focused manager with a deep understanding of European markets and exceptional operational expertise to drive returns.

We anticipate that the Covid-19 crisis will see even greater demand for affordable and responsibly managed rental housing in key European markets. Round Hill Capital is extremely well positioned to deliver and operate such opportunities to investors and we continue to see very strong appetite from European and International investors for assets exhibiting stable, long-term rental income.

Residential assets are already proving to be one of the most resilient and defensive real estate sectors and we expect to announce further new investors in the near future and the efficient deployment of this equity into our significant and growing investment pipeline.”
